Take the key, it's yourThere is so much misinformation out there these days about Short Sales. While this transaction may be a somewhat complicated process, here are the three very uncomplicated things lenders are looking for to see if you qualify:

  1. Financial Hardship: This is defined as a verifiable reason that has or will cause you to miss a payment, such as a mortgage payment adjustment, a job loss, too much debt or a business failure.
  2. Monthly Shortfall: Lenders want to see that you cannot afford to pay your mortgage. You will be required to provide your agent a financial worksheet that demonstrates this. The shortfall equation is simple: Total Monthly Income – Total Monthly Expense = Monthly Shortfall.
  3. Insolvency: You must be able to prove to the lender that you owe more than you have in cash. Insolvency can be proven in many cases, even though you may still have some money for living expenses.

Unfurling the Stars and Stripes

The flag remains a powerful symbol of patriotism for many Americans. But where did those stars and stripes come from in the first place? Time for us to unfurl the story.

What Came Before the “Stars and Stripes”?

Try the “Continental Colors.” It had 13 red and white stripes representing the 13 colonies and a British Union Jack in the corner. George Washington raised this flag as the banner of the Continental Army on January 1, 1776. Other early flags depicted a pine tree or a snake. There were several versions of the “Gadsden flag,” which was yellow with a rattlesnake coiled over the words “Don’t Tread on Me!”

Betsy Ross–Did She or Didn’t She?

Many Americans believe a Philadelphia seamstress named Betsy Ross designed and sewed the first Stars and Stripes. The legend began when her grandson, William Canby, spoke on the origin of the flag to the Pennsylvania Historical Society in 1870. Canby said his grandmother had told him that she fashioned the flag in June 1776 at the request of George Washington. Still, despite the fact that Betsy Ross was a good businesswoman who kept careful records, Canby admitted he could find no documents to back up the story.

Canby said Washington approached Ross because he was part of a congressional committee in charge of creating a new flag. But no one has found any evidence that the committee existed, that Washington visited Ross’s shop, or that the two even knew each other. Betsy Ross did make flags, but for now, the legend of her sewing the first-ever Stars and Stripes remains a legend.

Why Stars and Stripes?

On June 14, 1777, the Continental Congress, meeting in Philadelphia, adopted the following resolution, without comment or debate:

“Resolved, That the flag of the United States be thirteen stripes, alternate red and white: that the union be thirteen stars, white in a blue field, representing a new constellation.”

Congress said nothing about the stars’ arrangement, so different versions of the Stars and Stripes appeared during the following years, with different star patterns. These included the “Betsy Ross flag,” with the stars in a circle.

Many historians now believe the Stars and Stripes may have been the work of Francis Hopkinson, a congressman, artist, and signer of the Declaration of Independence. In 1780, Hopkinson wrote a letter to the government about designs he had made for official symbols, including the “Flag of the United States of America.” He noted that he hadn’t been paid and asked for a quarter cask of wine as compensation.

Why Red, White, and Blue?

No official explanation of the color scheme has ever been established. Yet in 1782, Charles Thomson, the congressional secretary in charge of choosing a great seal for the United States, did explain the meaning of the seal’s red, white, and blue. He said, “White signifies purity and innocence, Red hardiness and valor, and Blue . . . signifies vigilance, perseverance and justice.”

On the other hand, the flag may be red, white, and blue simply because those are the colors of the British flag. Maybe early Americans weren’t quite as rebellious as they thought.

Something we`ll probably not see again in your lifetime…










 Black bears typically have two cubs; rarely, one or three. In 2007, in northern  New Hampshire, a black bear Sow gave birth to five healthy young. There were two or three reports of sows with as many as four cubs, but five was, and is, extraordinary. I learned of them shortly after they emerged from their den and set myself a goal of photographing all five cubs with their mom – no matter how much time and effort was involved. I knew the trail they followed on a fairly regular basis, usually shortly before dark. After spending nearly four hours a day, seven days a week, for six weeks, I had that once-in-a-lifetime opportunity and photographed them. I used the equivalent of a very fast film speed on my digital camera. The print is properly focused and well exposed, with all six bears posing as if they were in a studio for a family portrait.

I stayed in touch with other people who saw the bears during the summer and into the fall hunting season. All six bears continued to thrive. As time for hibernation approached, I found still more folks who had seen them, and everything remained OK. I stayed away from the bears as I was concerned that they might become habituated to me, or to

people in general, as approachable friends.  This could be dangerous for both man and animal. 

After Halloween I received no further reports and could only hope the bears survived until they hibernated.
 

This spring, before the snow disappeared, all six bears came out of their den and wandered the same familiar territory they trekked in the spring of 2007. 


I saw them before mid-April and dreamed nightly of taking another family portrait, an improbable second once-in-a-lifetime photograph.

On April 25, 2008 I achieved my dream.

When something as magical as this happens between man and animal, Native Americans say, ‘We have walked together in the shadow of a rainbow.’ 

And so it is with humility and great pleasure that I share these photos with you.

An Aztec Romance

banner Many of you are familiar with this iconic image of the Aztec warrior carrying a woman seen on countless panaderia calendars, but do you know the legend behind it? The most popular legend passed down for centuries through oral tradition comes from the ancient Náhuas. It tells the romantic and tragic story of Mexico’s Romeo and Juliet – Iztaccíhuatl and Popocatépetl.

Many years before Cortés came to Mexico, the Aztecs lived in Tenochtitlán, today’s Mexico City. The chief of the Aztecs had a beautiful daughter named Iztaccíhuatl.

The people were enchanted with Izta and her parents prepared her to someday be the Empress of the Aztecs. Izta grew up and fell in love with a captain of a tribe named Popocatépetl or Popoca. Popoca asked for the Emperor’s permission to marry his daughter and he agreed to the arrangement under one condition, Popoca had to bring the head of the enemy chief back from the war, in order to marry his daughter.


Popoca went off to fulfill his destiny. Several months passed and An adversary of Popoca sent a false message back to Izta that her loved one had died in battle. When Izta heard her lover’s fate she was overcome overcome by the news, refused to eat and died of grief.

Popoca returned victorious, bannerbut upon hearing of Izta’s passing,he could not be consoled. He carried his beloved to the mountains and put her down to rest, then plunged a dagger in his broken heart. The gods covered them with snow and changed them into famous peaks in Mexico. Together in eternity are Iztaccíhuatl’s mountain “La Mujer Dormida” (Sleeping Woman), and Popocatépetl’s volcano, still active today raining fire on Earth in blind rage at the loss of his beloved

Promoting your Real Estate Blog

It occurred to me that since so many more Realtors are adding a blog to their mix of marketing endeavors, perhaps it would be helpful for me to share my top 3 articles I’ve read most recently on the subject. I read a lot of content regarding to search engine optimization and internet marketing because it’s become such an important part of what my team does, and I think it pays off.

I feel like I should preface this list with a simple disclaimer: you don’t necessarily need to become an internet marketing guru in order to get maximum results from your blog.

But you DO want to get results, right? That said, it’s very easy to get sucked into the world of internet marketing, especially if you’re a detail-oriented person. Don’t let it distract from your core business of selling property. Internet marketing is the same as any other industry…it’s an entirely separate industry. Just like auto repair. If you’re like me, you’re not going to spend your time replacing the fuel pump in your car. You’re going to hire a professional. At the same time, it sure is helpful to at least know what a fuel pump is, who’s competent at doing the repair and what type of charge to expect. Internet marketing is the same. You don’t need to do all this stuff yourself, BUT it is advisable to spend an hour a week for a while getting versed on the basics of the business. If you run a team, you may not produce every cma your team does, but if you didn’t even know what a cma was, you’d be in trouble.

Likewise, if you operate a blog and don’t know the difference between a tag and a category, or if you don’t know what a robot.txt is…you should figure it out, because these are just a few of the very basics in promoting a blog. I hope these articles help:

Increased Loan Limits Can make Your Dreams Come True:

INCREASED LOAN LIMITS CAN MAKE YOUR DREAMS COME TRUE:

Many of you who have been dreaming about buying a new home, today is your day! You may have heard about the economic stimulus package which was signed into effect February 13, 2008 . The package allows Fannie Mae, Freddie Mac and Federal House Administration to increase their loan limits. Now hundreds of thousands of you, who may have thought you couldn’t get a loan for the home you wanted, just might!

“While such an increase will not solve the full range of housing challenges, it will play a vitally important role in improving the nation’s economy and making the dream of homeownership more attainable for thousands,” said Richard Gaylord in a Washington press release of the new economic stimulus package. Gaylord is president of the National Association of Realtors, which is the leading advocate for homeownership and affordable housing.

In a study by the NAR the increase in FHA loans could singularly help nearly 200,000 people refinance their current mortgages, decreasing the number of foreclosures, and help addition 138,000 people achieve the dream of owning their own home!
Further NAR research shows lenders such as Fannie Mae and Freddie Mac increasing loan limits means nearly 500,000 can refinance, and 300,000 could be granted the power to buy a new home!

What this means for you? Put in a loan application for that house you’ve had your eye on! Loan limit increases are only temporary at this stage, so get out and take advantage of them while they last!
