HUD auction of HUD-owned homes on 3-26-11

There will be 150 homes auctioned off that day, all with $100 for a down payment instead of the customary 3.5% down.  Only owner-occupied are eligible.  All homes are in ready to move in condition with no repairs needed.  HUD will pay 3% towards buyer(s) closing costs/prepaids.  A Realtor MUST accompany the buyer(s) or one will be assigned to them at the auction.  The buyer(s) must come in with a cashiers check payable to HUD and/or the buyer(s) for $1000.  If their bid is accepted, the $100 comes from the $1000 and the balance is held as earnest money.  Each property has a reserve bid and the head of HUD’s REO Division will be there to evaluate the highest offer iF it is less than the reserve and make a  decision on-the-spot about accepting the lower than reserve offer.  IF THE BIDS go over the reserve, all the bidders are pulled aside and told they have exceeded the reserve and anything bid over that amount must be paid as extra cash at closing.

THE BUYER(S) MUST HAVE A PRE-QUALIFICATION LETTER FROM THEIR LENDER ON LENDER LETTERHEAD to accompany their bid.

Short Sale Frustrations

Short sale frustrations could easily be the reason so many homes head to foreclosure. The lengthy time frame to complete a short sale, combined with hanging in the balance waiting for the mercy of the lender is wearing to say the least. A short sale can be a great way to avoid foreclosure and save a credit rating but it often takes thick skin and a whole lot of patience.

One of the most frustrating things about a short sale is the fact that if the home were already foreclosed upon it could be sold immediately, possibly for less than it would sell for a short sale price, so why won’t the bank simply agree to a short sale? Either way the bank is losing money, why go through the foreclosure process if the home could be sold as a short sale? Be prepared. Have proof of what your home is worth in today’s real estate market and demonstrate that accepting the short sale is in the lender’s best interest.

A short sale has a much better chance of occurring when an experienced REALTOR is involved. When connections exist the short sale process tends to run more smoothly. The key to a successful short sale is preparation and determination.

Do you know what’s the main ingredient in WD-40?

Don’t lie and don’t cheat.  WD-40.  Who knew?  I had a neighbor who had bought a new pickup.  I got up very early one Sunday morning and saw that someone had spray painted red all around the sides of this beige truck (for some unknown reason).  I went over, woke him up, and told him the bad news.  He was very upset and was trying to figure out what to do — probably nothing until Monday morning, since nothing was open.  Another neighbor came out and told him to get his WD-40 and clean it off.  It removed the unwanted paint beautifully and did not harm his paint job that was on the truck.  I was impressed!

WD-40 who knew?  ‘Water Displacement #40′  The product began from a search for a rust preventative solvent and degreaser to protect missile parts.  WD-40 was created in 1953 by three technicians at the San Diego Rocket Chemical Company.  Its name comes from the project that was to find a ‘water displacement’ compound.  They were successful with the fortieth formulation, thus WD-40.  The Convair Company bought it in bulk to protect their atlas missile parts.

Ken East (one of the original founders) says there is nothing in WD-40 that would hurt you.  When you read the ‘ shower door’ part, try it.  It’s the first thing that has ever cleaned that spotty shower door.  If yours is plastic, it works just as well as glass.  It’s a miracle!  Then try it on your stove top … Viola!  It’s now shinier than it’s ever been.  You’ll be amazed.

The basic ingredient is FISH OIL.  Now you know the rest of the story

Here are some other uses:

1. Protects silver from tarnishing..

2. Removes road tar and grime from cars.

3. Cleans and lubricates guitar strings.

4. Gives floors that ‘just-waxed’ sheen without making them slippery.

5. Keeps flies off cows.

6. Restores and cleans chalkboards…

7. Removes lipstick stains.

8. Loosens stubborn zippers.

9. Untangles jewelry chains.

10. Removes stains from stainless steel sinks.

11. Removes dirt and grime from the barbecue grill.

12. Keeps ceramic/terra cotta garden pots from oxidizing.

13. Removes tomato stains from clothing.

14. Keeps glass shower doors free of water spots.

15. Camouflages scratches in ceramic and marble floors.

16. Keeps scissors working smoothly.

17. Lubricates noisy door hinges on vehicles and doors in homes.

18. It removes black scuff marks from the kitchen floor!  Use WD-40 for those nasty tar and scuff Marks on flooring.  It doesn’t seem to harm the finish and you won’t have to scrub nearly as Hard to get them off.  Just remember to open some windows if you have a lot of marks.

19. Bug guts will eat away the finish on your car if not removed quickly!  Use WD-40!

20. Gives a children’s playground gym slide a shine for a super fast slide.

21. Lubricates gear shift and mower deck lever for ease of handling on riding mowers.

22. Rids kids rocking chairs and swings of squeaky noises.

23. Lubricates tracks in sticking home windows and makes them easier to open.

24. Spraying an umbrella stem makes it easier to open and close.

25. Restores and cleans padded leather dashboards in vehicles, as well as vinyl bumpers.

26. Restores and cleans roof racks on vehicles.

27. Lubricates and stops squeaks in electric fans

28. Lubricates wheel sprockets on tricycles, wagons, and bicycles for easy handling.

29. Lubricates fan belts on washers and dryers and keeps them running smoothly.

30. Keeps rust from forming on saws and saw blades, and other tools.

31. Removes splattered grease on stove.

32. Keeps bathroom mirror from fogging.

33. Lubricates prosthetic limbs.

34. Keeps pigeons off the balcony (they hate the smell).

35. Removes all traces of duct tape.

36. Folks even spray it on their arms, hands, and knees to relieve arthritis pain.

37. Florida ‘s favorite use is: ‘cleans and removes love bugs from grills and bumpers.’

38. The favorite use in the state of New York, WD-40 protects the Statue of Liberty from the elements.

39. WD-40 attracts fish.  Spray a little on live bait or lures and you will be catching the big one in no time.  Also, it’s a lot cheaper than the chemical attractants that are made for just that purpose. Keep in mind though, using some chemical laced baits or lures for fishing are not allowed in some locations.

40. Use it for fire ant bites.  It takes the sting away immediately and stops the itch.

41. WD-40 is great for removing crayon from walls. Spray on the mark and wipe with a clean rag.

42. Also, if you’ve discovered that your teenage daughter has washed and dried a tube of lipstick with a load of laundry, saturate the lipstick spots with WD-40 and rewash.  Presto!  The lipstick is gone!

43. If you sprayed WD-40 on the distributor cap, it would displace the moisture and allow the car to start.

Vacation Real Estate, It’s What’s Selling

Vacation homes are sellingVacation real estate appears to be what is selling. A recent article in the Wall Street Journal noted how vacation property and second home markets are starting to see activity. When real estate is suffering all over the nation what is making vacation real estate loosen up? Low mortgage rates and bargain prices. While volume is way up in certain sought-after areas, prices are down and that is bringing buyers in, buyers who don’t want to miss the opportunity to buy a vacation home.

The key is patience and an absence of emotion. The true deals are being bought by patient buyers who are submitting offers until they succeed in finding sellers who are willing to accept a low price. A lot of vacation properties are being bought by cash buyers who are in a position to offer a quick closing with no financing contingencies. As the economy improves so do the piggy banks of the wealthy, who are all too happy to buy a second home in a desirable location.

Is Real Estate A Good Investment?

Investing in real estateThe question, “Is real estate a good investment?” is one which many have wondered over the course of our recession. In most situations the answer is yes, especially for the long term. Those buying real estate with the intent to live in a home or own a property for a long period of time are making an investment. Historically speaking real estate has displayed a return that outpaces inflation by at least one percent if not higher. In fact, regardless of the recent bursting of the housing bubble, many parts of the country have shown more than a 50% increase in property values since 1990. While huge jumps in home values are not expected to occur any time in the near future, the subtle rise in values in most home prices will make long-term real estate values grow at consistent levels.

Now could be a great time to buy a home for the following reasons:

  • Mortgage rates are hovering above historic lows and have nowhere to go but up.
  • Home values appear to be stabilizing and even increasing in some markets.
  • Home affordability levels are at all time highs.
  • Sellers are motivated.

There is no doubt that many people got caught up in the housing bubble, gambling on the huge returns that were occurring for real estate investors. Unfortunately those that bought at the height of the market, as well as those who bought beyond their means, gambled and lost. In today’s market buying a primary residence or rental property seems to make a lot more sense than it did at the height of the market, after all buying low and selling high is much better for your wallet than buying high and selling low.

Woody Guthrie’s American Song

Opening night at  The Arizona Theatre’s production of  Woody Guthrie’s American Song.  The  cast was exceptional and delivered so much great heart and spirit you can’t help but sing along, tap your foot, or clap your hands.  One of my favorites was “Deportees,”   This song was about an actual airplane crash that happened back during that period. A plane carrying Mexican immigrants crashed, but in the media they were not given the dignity of being named, instead they were just called deportees.

Live theater my friends, that  is why I love the arts so much.   This show takes you through an emotional journey, high and low and so fitting for the times it makes the human spirit and heart to feel, react, and think.
